I learned things from my dad and my older brother. I also learned by trial and error. My dad and mom raised my brother, sister, and I with the mindset that anything you do, you “do it right or don’t do it at all”.
My goal from the beginning was to establish strong customer service and relationships with my customers and to always assure them that they are my number one priority. I pride myself on this goal that I achieved very early on and have continued to practice these values every day.

After Your Inspection
At the completion of your inspection the inspector will go through a brief general overview of the findings. Will explain the general condition of the home and systems with you and/or your agent. Will talk through any major issues that need to be addressed sooner rather than later. Will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in our easy-to-read Spectora report, which will be delivered in HTML and/or PDF format. From that report, you will be able to see the items we discussed, with images for reference.

Buying or selling a home can be a stressful experience, but we’re here to ensure you know what to expect during your home inspection.
A home inspection includes checking for any structural issues such as foundation cracks, roof leaks, plumbing issues, electrical wiring, heating/cooling systems, insulation, windows, doors, chimneys, etc.
Basic Home Inspections base prices start at $450.00. and Specialty Inspections base prices start at $175.00. The actual cost of basic home inspections and specialty inspections will vary based on the age of the home, square footage of the home, is it a 1,2,3 story home, how many bathrooms. Is it a Wood Frame or Block/Stucco. Does it have an Asphalt Shingle, Clay Tile, Metal Roof. Is there any additional sq ft that is not identified on the property appraiser’s website, The location of the home, and other possible unknown factors.
Home inspections generally take 2 to 4 hours to complete. Specialty Inspections could take less or longer. Though any type of inspection performed could take a little longer or much longer than anticipated. The duration of a home inspection depends on many factors such as the age of the home, size of the home, the condition of the home, and the ability to access certain areas of the home (roof, crawl space, attic, etc.). Any unknown additional areas of sq ft or unknown items during the inspection process.
Ensure all inspection points are free from clutter, including any closets that might lead to a crawlspace or attic, and clearing some space around your home’s perimeter. It’s also important to check the functionality of all built-in appliances, electric, and gas. If you don’t plan to attend the inspection, make sure your inspector has access to the home, and all pets are properly contained or moved.
A home doesn’t pass or fail an inspection. Instead, a home inspection is a thorough audit of your home’s components. In most cases, there will be concerns marked on your home inspection report, but these are strictly informative.
While you can legally skip a home inspection in many cases, doing so could mean you may end up buying a home that has major issues that need to be fixed.
While a home inspector may recommend some minor repairs, they are not qualified to make major repairs. He or she can provide information about what needs to be repaired — and it might be helpful to know that information — but the decision to actually do the work lies solely with the homeowner.
